The RERA Permit Number Explained for Dubai Agents
Every listing needs a valid RERA permit number. Here is how to get one, verify one, and avoid the common mistakes.
Where the RERA permit number actually comes from
The number is issued by the Real Estate Regulatory Agency (RERA) through the Dubai Land Department (DLD) portal. It is not the same as the title deed number or the building completion certificate. For off-plan projects the developer receives one master permit that covers all units; for ready properties each individual unit receives its own permit, valid for one calendar year and renewable 30 days before expiry.
How to obtain the permit
- Log into the DLD e-Services portal with your RERA-registered broker login.
- Select “Real Estate Brokerage Services” then “Issue RERA Permit”.
- Upload the signed listing agreement, the owner’s Emirates ID or passport copy, and the title deed (or sale-purchase agreement for off-plan).
- Pay the fee: AED 120 for residential units under 2,000 sqft, AED 240 for larger units or commercial spaces.
- Receive the permit PDF within 24–48 hours; the 12-digit number appears on page one in the format “RERA-2025-XXXXXX”.
Verifying an existing permit before publishing
Before uploading to Property Finder or Bayut, open the DLD “Permit Verification” tool and enter the full RERA-2025-XXXXXX string. The system shows the property address, owner name, permit expiry date and the registered broker name. If any field is blank or the expiry date is in the past, the listing will be rejected by the portals within minutes of submission. Cross-check the address spelling against the title deed—mismatches of even one letter trigger automatic rejection.
Common mistakes that trigger fines
- Using an old permit number from a previous listing agreement; each new mandate requires a fresh permit.
- Listing a JLT or Dubai Marina unit under the developer’s master permit instead of the individual unit permit—RERA treats this as advertising without authority.
- Displaying only the last four digits; portals require the full string including the year prefix.
- Forgetting to renew 30 days before expiry; the system blocks renewal after the expiry date, forcing the agent to start the application from scratch.
- Listing in JVC or Arabian Ranches without confirming the project has received its final DLD completion certificate; incomplete projects still require the off-plan permit route.
Practical workflow for daily listings
At the start of each week, export your active mandates from your CRM and run a bulk verification through the DLD tool. Flag any permit expiring within 45 days and schedule renewal before uploading new photos. For off-plan inventory in MBR City or Saadiyat Island, keep a shared spreadsheet with the developer’s master permit number and the individual unit reference so junior agents do not accidentally publish under the wrong code.
Once the permit is live, paste the full number directly beneath the property title in the listing description. Example copy for a 1,450 sqft two-bedroom in JLT Cluster Y:
“Two-bedroom apartment in JLT Cluster Y, Building Y3. 1,450 sqft, partial marina view, vacant on transfer. RERA Permit No. RERA-2025-784392. Listed exclusively by [Agency Name], RERA Broker No. XXXXX. Service charge AED 14.50 per sqft. Expected ROI 7.8 % net.”
Record keeping and audits
DLD conducts random desk audits twice a year. Keep the signed permit PDF plus the original listing agreement in a single client folder for seven years. If an auditor requests proof, the digital DLD record alone is insufficient—physical or cloud copies of the signed documents are mandatory.
Does every property type need a separate RERA permit?
Yes. Villas, townhouses, apartments and even parking spaces each receive an individual permit. Shared facilities such as a gym or pool do not need their own permit when advertised as part of a residential unit.
What happens if a portal listing shows an expired permit?
Both Property Finder and Bayut automatically delist the advert within 24 hours of expiry detection. The agent receives an email notification and must renew the permit before re-uploading; repeated offences can lead to temporary suspension of the agency’s RERA registration.
Can I use the same permit for multiple portals?
Yes. One valid RERA permit number can be used across Property Finder, Bayut, Dubizzle and your own website simultaneously, provided the listing text and photos remain identical on all platforms.
